Thirteen square metres in Florence. From micro-apartments to old bookshops and ancient crypts, there's so much to explore!

Florence, January 2026. What interesting things can we write about places that are “about 13 square meters” in size?
What can be said about these particular spatial dimensions? The reference may not be exclusively real estate. Because in the city, there are numerous small but exceptionally valuable spaces, and they are of various kinds!
What you are reading is a short, cross-cutting article that brings together different presences, with the sole common thread being the value linked to size (12 square meters) and its complex ontology.
It all starts with the ‘scandalous micro-apartments’ that have been widely discussed in local newspapers and online. It seems that, in Florence, even the smallest cellar with an outside access grate and sewer-connected drains can be converted into a mini apartment and generate significant income.
The Micro-Apartments
The issue exploded in September with several articles dedicated to real estate speculation in Florence (1), which reported listings for very small 'houses'. One such listing was for a 10-square-metre property in Via della Condotta for €130,000 (but it's close to Piazza Signoria!), another for a 15-square-metre property in Piazza del Carmine for €110,000, and a third for a 12-square-metre property in Via dell'Agnolo for €125,000. This last property has no windows except for a hole above the door and was visited by a journalist from La Nazione (3).
Meanwhile, in an apartment building on Viale Petrarca, tenants are 'fighting' with the reality of the situation and the institutions over a basement which they suspect will be used as a micro-apartment for Airbnb. We are talking about 11 square metres with a barred window overlooking the pavement (3).

Looking back at History, as I often do on my website, I cannot help but think of the countless tiny apartments that existed in the Middle Ages. It was inhabited by monks and nuns, the poor, travellers, prostitutes, the unfortunate and young couples, as well as people from outside the city and less fortunate merchants. It was normal to live in a few square metres, cooking and washing outside at the springs or in the numerous ‘Stufe’ (stoves) scattered throughout the city. One such ‘Stufa’ was located next to/below Dante's house.
The Poet himself probably had to live in cramped quarters with his large family, who fought over the rooms of a not particularly large building. He may even have found accommodation elsewhere for a period of time, but who knows.
I therefore see the possibility of a return to ancient situations in the ‘city that lives more than any other on its past’. Beyond the recklessness of tourism, the paranoia of designers and the squalour of real estate speculation.
In feng shui, as in esotericism, the house undoubtedly has a soul. Who knows if someone might rediscover the monk, or wy not the Poet, or some other guardian entity within themselves during nights spent in cramped spaces?
It is more likely that many tourists sleeping in micro-apartments will already be thinking about where to spend their money the next day. After all, they sleep in 12 square metres to save money, but then they enjoy the finer things in life at wine bars, restaurants and outlet stores :)
Parva libaria: precious “volumes”
Is there wealth in spatial limitations? It may not only be a matter of real estate and travelers to accommodate. Twelve square meters is the size of a certain number of spaces used for various functions, even sacred ones; shops, chapels, places of gathering for existential values hidden among the buildings and churches, here and there throughout the ancient and modern city.
For example, a space measuring around fifteen square meters or slightly less is dedicated to book presentations at the Parva Libraria bookshop in Via Alfani, which is enriched with something special during events, perhaps thanks to its limited space. The speakers sit on two old leather armchairs, surrounded by readers sitting on chairs nestled amongst stacks of books ...
A few weeks ago, at Parva, we attended the presentation of the latest book by Mario Ajazzi Mancini, an author of absolute literary importance, in front of an attentive, lively, and focused audience - in every sense.
It was one of the best presentations in recent times, thanks to the presence of people (authors, critics, enthusiasts) who were aware of being in a place of cultural awareness and resistance, managed with stubborn continuity by Marco, clearly convinced of the “sacredness” of those few square meters of used and collectible books, of which he himself is the protector.
It is a story that is ‘magical’ in its own way, which you can learn more about by reading an interview from 2024 (4).
A crypt in Pane (S. Stefano ‘Uno Panis’)
Still on the subject of our wanderings, there is a place measuring about twelve square metres that we wanted to visit on 26 December, with a short trek starting in the Belfiore area towards Rifredi.
It is a place of great interest during these festive days, as it is the crypt of the Pieve di Santo Stefano in Pane, which opens every year for the saint's feast day.
Having lived in Rifredi for several years of my life, as did my father in Steccuto, I have taken advantage of this opening on a few occasions. Rifredi is a place steeped in a strong identity.
The parish church, mentioned in numerous sources and writings, has ancient origins, located at the junction of the Cassia Nova and Cassia Vetus roads, at the third milestone (Terzolle is the name of the small river that flows from Ponte a Rifredi towards Novoli) from the center of Florence. The three-nave structure dates back to the 12th/13th century, but the original Romanesque church predates the year 1000.
Between 1928 and 1930, the parish priest Don Giulio Facibeni undertook some restoration work, discovering a genuine Romanesque crypt under the ancient presbytery.
The space, measuring approximately 10-12 square meters, features brick vaults with four octagonal pillars. One of the capitals is even of pre-Romanesque origin. In short, it is a magical place, reminiscent of other crypts dedicated to the saint in ancient times, on ancient Roman routes (5).
Entrance is permitted on a sacred holiday, and the descent, after the trek, takes on the flavor of a kind of small pilgrimage.
At Santo Stefano in Pane, the ‘guardian entity’ of the mini-crypt is therefore Don Facibeni, to whom this discovery was granted, bringing together older requests and presences.
He is a decisive figure, of great interest for the many good works he has accomplished, and we will certainly have the opportunity to talk about him in the future.

Tredici metri quadrati a Firenze.
Microlocali e librerie indipendenti, cripte romaniche e molto altro ...
Firenze, gennaio 2026. Cosa troviamo d’interessante, su cui scrivere,
che sia “da circa 13 metri quadrati?” Che c’è da dire su queste
particolari dimensioni spaziali? Il riferimento può non essere
esclusivamente immobiliare. Perché in città, di ambienti piccoli ma
eccezionalmente validi, ce ne sono numerosi e di vario genere.
Questo
è un articolo breve e trasversale, che mette insieme presenze diverse,
con l’unico filo conduttore del valore legato alle dimensioni, e di una
sua ontologia complessa.
I micro-appartamenti
Tutto
comincia dai “microlocali dello scandalo” di cui si è parlato a lungo
nei giornali cittadini e su web. Perché pare che a Firenze, se possiedi
anche l’ultima delle cantine con una grata che dà sull’esterno e con gli
scarichi collegabili alle fogne, puoi fare un sacco di soldi
realizzando un mini appartamento.
La questione è esplosa a
settembre con alcuni articoli dedicati alla speculazione immobiliare a
Firenze (1), che segnalavano annunci di “case” molto piccole. 10 mq in
via della Condotta a 130mila euro (ma siamo vicini a Piazza Signoria!),
15 mq in piazza del Carmine a 110mila, e un’altro da 12 mq esatti, da
125mq, è in via dell’Agnolo, senza finestre se non un buco sopra la
porta, visitato da una giornalista della Nazione (2).
Nel frattempo
(è di questi giorni) in un condominio di viale Petrarca gli inquilini
“combattono” con la realtà dei fatti e delle istituzioni, per una
cantina che - si sospetta - possa essere adibita a microlocale per
Airbnb. E siamo sugli 11 mq con finestra-grata che affaccia direttamente
sul marciapiede (3).
Guardando al passato, com’è in uso in
queste mie pagine web, non posso non pensare agli innumerevoli
mini-locali che esistevano nel medioevo. Abitati da monaci e suore,
poveri o viandanti, prostitute o disgraziati, ma anche giovani coppie,
gente venuta da fuori, commercianti meno fortunati. Insomma, era normale
vivere in pochi metriquadri, anche in più d’uno, cucinando poco e in
poco spazio, lavandosi fuori, alle fonti o nelle numerose “stufe”
presenti qua e là in città. Come quella accanto/sotto alla casa di
Dante.
Lo stesso Poeta, la cui famiglia era numerosa e i cui nuclei
si disputavano gli ambienti di un edificio non particolarmente ampio,
dovette vivere probabilmente in spazi risicati, tanto che forse trovò
sistemazione almeno per un periodo altrove, ma chissà.
Vedo
dunque nella “città che più di altre vive del suo passato”, la
possibilità di un ritorno a suggestioni antiche. Al di là
dell’incoscienza del turismo, delle paranoie dei designer, e dello
squallore esistenziale della speculazione immobiliare.
Nel Feng Shui
la casa ha indubbiamente un’anima, così come nell’esoterismo, e chissà
che qualcuno non ritrovi il “Chi” nel monaco che è in sé, o perché no il
poeta, o qualche altra entità guardiana … nel corso di notti passate in
spazi stretti!
Più probabilmente, i turisti che pernottano nei
microlocali, penseranno già a dove spendere soldi il giorno dopo —
perché sì, si dorme in 12 mq per risparmiare… ma poi si fa la bella vita
in wine bar, ristoranti e outlet.
Parva libaria: “volumi” preziosi
Vi
è una ricchezza nel limite spaziale? Può non trattarsi solo di oggetti
immobiliari e viandanti da ospitare. Dodici metri quadri è la misura di
una certa quantità di locali adibiti a varie funzioni, persino sacre;
botteghe, cappelle, luoghi di raccolta di valori esistenziali nascosti
tra i palazzi e le chiese, qua e là per la città antica e non.
Ad
esempio, una quindicina di metri quadri o poco meno è uno spazio dedicato alle presentazioni nella
libreria Parva Libraria in via Alfani, che durante gli eventi si arricchisce di qualcosa di speciale, forse anche graze ai suoi limiti spaziali. I relatori seduti su due vecchie poltrone in
pelle, i lettori tutto intorno, sulle sedie strette tra le pile di libri
…
Settimane fa, a Parva, abbiamo assistito alla presentazione
dell’ultimo libro di Mario Ajazzi Mancini, autore di assoluto rilievo
letterario, davanti a un pubblico attento, brioso, e concentrato - in
ogni senso.
È stata una delle migliori presentazioni degli ultimi
tempi, forte della presenza di persone (autori, critici, appassionati)
consapevoli di essere in un luogo di consapevolezza e resistenza
culturale, gestito con caparbia continuità da Marco, evidentemente
convinto della “sacralità” di quei pochi metri quadri di libri usati e
da collezione, di cui è lui stesso entità protettrice.
Una storia a suo modo “magica”, da conoscere meglio leggendo un’intervista del 2024 (4).
Una cripta in Pane (uno panis)
Sempre
a proposito dei nostri girovagare, di circa dodici metri quadri è un
luogo che abbiamo voluto visitare il 26 dicembre, con un piccolo
trekking cominciato in zona Belfiore verso Rifredi.
Un luogo di
assoluto interesse in queste giornate di festa: la cripta della Pieve di
Santo Stefano in Pane, che viene aperta ogni anno per la festa del
santo.
Qualche volta ho approfittato di questa apertura, io che sono
stato rifredino per diversi anni della mia vita, come lo fu mio padre,
abitando allo Steccuto, luogo intriso di una marcata identità.
La
pieve, citata da una moltitudine di fonti e di scritti vari, ha origini
remote, trovandosi all’innesto della Cassia Nova nella Cassia Vetus,
alla terza pietra miliare (Terzolle è il nome del fiumiciattolo che
passa da Ponte a Rifredi, dirigendosi poi verso San Donato di Novoli)
dal centro di Firenze. La struttura a tre navate risale al XII/XIII
secolo, ma la chiesa romanica originaria è precedente al Mille.
Tra
il 1928 ed il 1930 il parroco Don Giulio Facibeni intraprese alcuni
lavori di restauro, rinvenendo sotto l’antico presbiterio una vera e
propria cripta romanica.
L’ambiente di circa 10-12 mq è
caratterizzato da volte in mattoni con quattro pilastri ottagonali. Uno
dei capitelli è di origine addirittura preromanica. Si tratta insomma di
un luogo magico, che ricorda altre cripte dedicate al Santo in epoca
antichissima, su antichi tracciati romani (5).
L’ingresso è
permesso in un giorno di sacrale ricorrenza e la discesa, dopo il
trekking, prende il sapore di un piccolo pellegrinaggio.
A Santo
Stefano in Pane, l’ “entità guardiano” dei dodici metri quadri è dunque
Don Facibeni, a cui fu donata la grazia questa scoperta, raccogliendo
istanze e presenze più antiche.
Una figura decisiva, di grande interesse per le molte buone opere compiute e di cui avremo senz’altro modo di parlare in futuro.
